Annual cost of repeat work

$67,200/ yr

Time cost at the rate you selected. It is not an estimate of savings.

Receivables above 20 days

$91,667

Annual repeat-work hours

POSSIBLE NEXT STEP:

Map the repeat work and its exceptions, then test how much time a process change or automation could actually return.

Method: weekly repeat-work hours × 50 weeks × your hourly cost. Receivables difference: monthly invoiced revenue ÷ 30 × days above a 20-day comparison point. This assumes even credit sales. It does not show recoverable savings, profit or cash runway. Use one currency consistently.

Using the results

A quick screen is the start of a question.

Operations: verify the flow

Count repeat work across the whole team for one representative week. Use a loaded hourly cost that reflects your situation. The result values time spent, but only a process test can show how much of it can be returned.

The receivables comparison assumes invoiced sales are steady and paid on average after the selected number of days. Compare it with your actual aging report, payment terms and disputed invoices before deciding what could move.

Property: check the evidence

The model starts with potential rent, reduces it for vacancy, then applies an expense ratio. Net operating income (NOI) is before financing. Debt service coverage (DSCR) divides NOI by annual debt service; it is undefined when there is no debt.

Bring the rent roll, leases, expense history, capital work plan, tax and insurance estimates, financing terms and closing costs into a full review. A screen cannot determine value or whether a deal fits your circumstances.
